Queen's Cove Subdivision 

North Hutchinson Island Florida 

This unique gated subdivision has approximately 250 homes all of which are located on deep water canals with access to the intracoastal Waterway and the ocean inlet. The Ft Pierce inlet is 5.33 miles and there are no fixed bridges to hinder navigation. The subdivision also has deeded beach access to award-winning Hutchinson Island Beach and is adjacent to a state preserve that offers many biking and hiking trails and waterways for kayaks and canoes.

Market values range from the $500,000s to over $1,000,000.   The lots are about 100ft wide and the canals are 100ft wide.  The canals and the channel to the Intracoastal Waterway are maintained by the HOA.  

There are also approximately 12 vacant lots remaining in the subdivision. Lot prices vary from $200,000 to over $500,000 depending on the waterfront frontage and the view.   

Maintenance fees are about $500 per year. This money is used to maintain the landscaping on the common areas, the entry gate, and to dredge to a depth of 6 feet in the channel from the subdivision to the main Intracoastal Waterway channel. 

The Subdivision is located approximately 12 miles south of the Vero Beach luxury beachfront hotels and restaurants and the cultural amenities that are located on Orchid Island. Historic Ft Pierce and 3 or 4 full service marinas and boat launch areas are located about 5 miles to the south.  In the immediate area, within walking distance, are many oceanfront and riverfront parks and the National UDT/Seal museum.
