Abington Woods – This small gated Vero Beach community of newer homes CBK homes built by GHO in the mid 2000’s located on41st Street between 58th and 66th Avenues includes 56 homes --19 surround the small lake and the rest are perimeter lots. Several nature preserve areas invite bird watching. The one story 2 to 4 bedroom homes, variations of 10 floor plans, from 1600 to 2200 sq ft are currently priced from the low $200,000’s to the low $300,000’s. Amelia Plantation – is a gated community with newer homes from over 2000 sqft to just over 3500 sqft on 1/3 to ½ acre lots, some overlooking small lakes. About half of the 60+ building lots have existing homes, and other lots are privately owned, but some lots available for purchase. Although Architectural Review approval is required, owners may choose their own builder and custom design. Ansley Park - A newer gated community built in the mid 2000’s with about 90 homes flows around 3 small lakes and several cul-de-sacs between Oslo Road (9th Street SW) and 13th Street SW in Vero Beach. Pricing ranges from the mid $200,000’s through the $300,000’s for 3 and 4 bedroom one and two story homes with distinctive classic or Key West variations within the 5 basic model floor plans with 1900 to over 3000 sq ft built by Showcase Designer Homes. Antilles - Built in Vero Beach by Ironwood Properties from 2005 to the present. The gated entry to this upscale Caribbean-designed community with 185 homes in Phases One and Two is located at 6500 US Highway One. Phase Three is yet to be developed. Seven basic 3, 4 and 5 bedroom floor plans are offered each with three different front elevations. The community offers an appealing clubhouse with social, billiard and card rooms, large pool, and spa and tennis courts. Currently prices start in the $ 300,000’s to $400,000’s. Buyers should be aware though that not all but a few of homes in this community do have corrosive drywall that will require considerable reconstruction cost so they are priced “as is” under $200,000. Arbor Trace - From 2000 to 2005, Southern Classic Homes and Ameritrend built the 147 one and two story homes with 3, 4 and 5 bedrooms from just under 2000 sq ft to over 4,000 sq ft currently priced from the low $200,000’s to the high $300,000’s. Lot sizes vary from ¼ to ½ acre. This well-landscaped gated community enjoys mature oak trees and two small lakes that provide a lush setting conveniently located between 5th Street SW and Oslo Road at the corner of 58th Avenue in Vero Beach, across the corner from a new shopping plaza, anchored by Publix Supermarket, banks, pharmacies and eateries. Bent Pine centers around the outstanding private golf course designed by renowned Joe Lee. Residents choose from golf villas starting under $200,000 and single family homes, some of which overlook the golf course. Golf course and lake-view homes currently range up through $700,000. Golf membership is by invitation for Bent Pine residents and non-residents, but membership is limited to retain member satisfaction with tee time availability. Boulevard Village is a condominium community focused on tennis, tennis, tennis located along Indian River Boulevard conveniently close (just north) to the Merrill Barber Intracoastal causeway to the Vero Beach island. Black Bear – Only 24 secluded home sites set among 4 small ponds and preserve land on larger 1/2 to 1 acre treed lots with 4 small ponds and preserve land, these 1 and 2 story custom-built residences were built in the mid 2000’s. Custom or modifiable floor plans range from just under 2500 sq ft to over 5000 sq ft and resale homes are currently priced from the mid $300,000’s to the high $600,000’s. Bradford Place is an attached villa and townhome community that is particularly well-priced right now since there are a number of short sales and bank-owned foreclosure units available. Brae Burn Estates is a small gated Vero Beach community along 58th Ave several miles north of Hwy 60. The homes are newer and well constructed. Many of the homes feature private pools. Bridgepointe - Conveniently located near the Merrill Barber causeway to the Vero Beach island, on the northwest corner of Indian River Blvd and 45th Street, this attached 2-story town home and 1-story attached villa community consists of 166 residences in 38 buildings, with 3, 4 or 6 units per building. There are 4 basic models with 2, 3, and 4 bedrooms. Modifications allow from 1891 to 2469 sq ft air conditioned living space, plus porches and 2 car garages. Standard features include granite kitchen counters and 140 mph impact resistant glass windows and doors, and metal roofs. Expect the low $200,000’s to the mid $200,000’s in this community. Citrus Springs is a community comprised of 8 villages, so far, constructed by various builders, including Ameritrend, Passage Island, Engle, and Majestic, with room for further expansion. Small retention ponds add water views for many of the homes. Each gated village, most over 100 homes each, has its own image and type of homes, from duplexes, villas, and one or two-story single family homes, and prices range from the $100,000’s to high $200,000’s, but they all share a large community club house, common areas, tennis courts, and pool. Several of the villages also have smaller village pools. Citrus Springs neighborhoods also share resident’s-only access to a walled parking lot for small boats and recreational vehicles. Country Club Pointe is a gracious older residential area of Vero Beach just north of town surrounding the Vero Beach Country Club. The homes vary in age and style, including one-story ranch styles and many 2 story traditional styles as well. The homes that back to or have access to navigable canals for small boats or overlook the golf course are especially popular. Cypress Lake located off 4th Street between 58th and 43rd Avenues is an established planned community built in Vero Beach in the early 2000’s with 3 and 4 bedroom homes surrounding a central lake. Diamond Lake is a newer Vero Beach mainland community located east of 58th Avenue and south of 9th Street SW (Oslo Road) of 115 home sites surrounding 2 small lakes. Eagle Trace - Phase 1 – 58 homes (56 built - 44 sold) Phase 2 – (49 homes – with some currently under construction). This community had been “on hold” for several years but after changed ownership in 2009, construction and sales are again active. Falcon Trace Homebuyers may choose from 12 one-story and two-story GL Homes floor plans ranging from 1536 to 3,498 sq ft all with tile roofs. This Vero Beach community is nearly sold out but re-sales are available. Fountainhead condominium homes are located along the Indian River Blvd just south of 8th Street in Vero Beach. Grove Isle Active Vero Beach residents that are 55+ years enjoy this condominium community of just over 25 buildings with 4 units on the first floor and 4 units on the second floor per building, many with nice “lake” views. There are also several single family homes on the perimeter lots. Hammock Lakes is a gated community located on 1st St SW just east of 58th Ave. About 200 homes in this newer gated community surround one of 2 small lakes or the off-lake perimeter lots. These concrete block homes that were built in the early to mid 2000’s start at close to 1400 to over 2000 sq ft. Hammock Lakes residents enjoy a tennis court, half basketball court and large pool with heated spa. Legend Lakes boasts the largest of the man-made lakes in Vero Beach– about 16 to 18 acres depending on water level. Large double-lot lakefront common areas with gazebos at both gated entries off 5th St SW and 9th St SW between 43rd and 58th Avenues provide pleasant gated entry views. Residents in this gated community also enjoy another recreation area with 2 tennis courts and a half basketball court. Concrete block homes were constructed on 163 lots by Passage Island and Tiffany Home builders in the mid 2000’s. Homes range in size from approximately 1700 to 3000 sq ft with prices from the mid $100,000’s through the $300,000’s, some with lake views. McCansh Park is an established residential community that surrounds a pleasant park. Built by various builders over the years, some homes are 2 story traditional, some one or more story contemporary and others tend toward a Mediterranean villa style. The community is conveniently located midtown north of 20th Street to 26th Street from 14th Ave to 27th Ave. Lot sizes are generous and typically shaded with mature trees, and homes usually sell from the mid $100,000’s to the mid $300,000’s depending on size, age, and condition. Millstone Landing is a newer gated community where the developer still has a few new homes available for sale. While new building is currently at a standstill, a new owner is planning to begin construction in about a year. There are still more empty lots than homes built on Phase 1 of the 368 home site planned community, and another phase will add even more lots south of 21st Street SW for 600 total planned. The developer has just recently constructed the community clubhouse and large community pool. Oak Chase entry is located west of 58th on the north side of 33rd Street. Cul-de-sac roads off both sides of a center spoke that runs north/south through the community. Built in the early 2000’s Oak Chase listings are all re-sale homes. The original builder concentrated on 1 story homes but sold some of the last lots to a second builder who constructed some 2 story homes that are concrete block on the ground floor with the 2nd story frame construction. Vero Shores and Riverpointe- is a south Indian River county waterfront community with nearly half of the homes located along canals leading to the Indian River Intracoastal Waterway and on to the Ft Pierce inlet for awesome ocean sailing and fishing. The canal water depth typically varies from 2 to 3 feet. Vero Shores offers some of the most affordable waterfront homes in the Vero Beach area with homes starting from under $100,000 for the non-waterfront homes up to the low $500,000’s for canal front homes.
